Different from most places in the world exclusive listings are not common in Pattaya and Thailand. Owners and landlords list with several agencies.

Is ist better to have  Multiple Listings System (MLS - for example in the US) or an exclusive listing like in Europe?

We could discuss the pros and cons but non exclusive listing is what we got so we have to live with that.

Think of a net to catch fishes. Simple logic tells us the bigger the net the more fish you get.
